What should be evaluated before buying development land?
Before acquiring development land, evaluate zoning and entitlement status, utility availability and extension costs, access and frontage conditions, environmental and geotechnical constraints, floodplain designation, topography, market demand for the intended use, and the timeline and cost of municipal approvals. A development budget should include contingency for cost volatility in construction, materials, and financing.
What can make a site infeasible?
A site can become infeasible when utility extensions are prohibitively expensive or untimely, access is restricted by frontage limitations or TxDOT permitting, zoning cannot be changed to support the intended use, environmental contamination requires costly remediation, floodplain or topography limits buildable area, or municipal approvals take longer than the project timeline allows. Acquisition of 11.5 acres of raw land for the development of a 306-unit luxury multifamily community—an approximately $54 million project. The process included feasibility and financial analysis, city and municipal coordination, civil and architectural coordination, MEP and structural engineering coordination, construction bid solicitation and evaluation, project budgeting, and lender communication.
